Lead-Based Paint Abatement and Remediation

Lead-based paint is banned in the United States for most applications due to the health risks it poses, especially to young children. However, builders often encounter this type of paint when renovating or demolishing older buildings. ARM has the experience and qualifications that government regulatory agencies require for the remediation of lead-based paint.

Lead Regulation Adherement

The Consumer Product Safety Commission (CPSC) banned lead paint in 1977 for most applications in the United States, including buildings. The CPSC also implemented the Consumer Product Safety Improvement Act of 2008, which further restricted the use of lead in paint. The Environmental Protection Agency (EPA) has required building renovators to be certified for the remediation of lead-based paint since 2010. This requirement applies to renovators who need to disturb six square feet of lead paint inside a home or 20 square feet outside the home.

Lead Treatment

ARM offers a range of specific options for lead paint abatement and remediation. Abatement generally refers to the removal of the paint from the site, which may be accomplished through various means such as chemical removal, water blasting and sandblasting.

Remediation is any procedure that reduces the risk of lead-based paint on a site, which may be classified into encapsulation and enclosure procedures. Encapsulation, or sealing, involves applying paint approved by the EPA over the lead-based paint to create a watertight bond. Enclosure, or covering, is a process that covers the surface in question with a new surface such as drywall or cladding.

ARM is an EPA-certified renovator, meaning that we’re qualified to provide guidance on lead safety when it’s in charge of a project. Our staff members must also have various EPA-approved training and licenses related to the abatement and remediation of lead-based paint. This training includes the use of X-Ray fluorescence (XRF) spectroscopes, which is currently the preferred method of testing lead paint in the field.
